Hello Everyone!
Spring has sprung in Cross and everything is coming to life. The days are warmer and longer, the trees are blossoming, and the fish are biting…. it’s a glorious time of the year!!
I have a few items to review this month:
- Burning debris in the park – Please contact the Forestry Commission and make them aware if you intend to burn on a particular day. Not doing so can result in a fine, and burning during a red flag warning could result in a bigger fine. The fastest, easiest way to notify the Forestry Commission of your residential yard debris burn is through their website. Simply provide your county, address, name and contact information, and you’re all set! Make your online notification here scfc.gov/notify. Citizens can also make notification with the Forestry Commission for their residential yard debris burns by calling the toll-free number for Berkeley County, 800-895-7063.
- Parking trucks and trailers inside the fenced in boat landing – With the beautiful weather upon us, more residents heading out onto the lakes. When parking your truck and trailer at the boat landing, it is imperative that you park in the most logical fashion possible to maximize the space for everyone. Please park your truck perpendicular to the fence line on Oakland Drive and leave as much space as possible for your fellow residents to park alongside you. If the front area is full, use as much logic as possible when deciding where to park. And please have your head on a swivel when maneuvering inside this area, please make safety a priority!
- Lawn service – Most residents do a wonderful job keeping up with their yard work (grass cutting, trimming, leaf removal, etc.), and I am very grateful for that because it benefits all residents when the park looks well cared for (thank you)! However, the process can be time consuming so for those interested, Mr. Bootie Todd is available to take care of your maintenance needs. Please feel free to work out service and payment with Bootie directly or use the Snowy Owl website to put in your request. If you use the website, a separate invoice will be sent to you at the end of the month (like your rent invoice) for lawn services. It is not a money-making service for Snowy Owl, everything collected passes through back to Bootie, it is offered solely as a convenience for residents. Feel free to contact me should you need further info.
- The last empty lot – No real update here, other to say it continues to garner interest but has yet to rent. It is a very nice front-of-the-park lot and eventually we will find the right situation (people and home). As previously mentioned, should any resident know of anybody interested in renting the lot, I’d happily offer a free month rent for the referral.

February Update
Hello everyone, I hope you are doing well! There has been a lot of activity in the park since our last update so I’m happy to get y’all up to speed.
New Residents
- 1077-1 Oakland Drive – Tony Kline sold his home in February to Joseph Barfield. Joe is a Charleston resident but plans to utilize his new home on the lake on the weekends and whenever else time allows.
- 1081-1 Oakland Drive (the new white single-wide) – One of our two new residents, Laddie Jones.
- 1083-1 Oakland Drive (the new grey single-wide)- Our other new resident, Sean Wyndham. Sean was already a resident of Cross, so he is very familiar with the park.
I’ve met and interacted with all 3 of these gentlemen, and I believe they will be wonderful additions to our small community! Please take the time to say hello if you run into them in passing.
Empty lot:
There is only 1 lot available in the park, 1069 Oakland Drive. I’ve been marketing the property for a couple of months, and it has garnered quite a few inquiries but no takers (yet). Part of the reason is that I have limited the lot to a single-wide home because of its size and location, but I have no doubts that I will find the right resident/situation. If any current resident knows of and recommends a qualified applicant who leases the lot, I will waive their lot fee for 1 month.
Fish Haven II
Rick Hinds sold me his home in January, and I have been renovating it since. I expect that the renovations will be completed shortly, at which point I will list the home on Airbnb.
Let’s hope that we’ve turned the corner and the warmer weather is here to stay! That’s all I have for now, but that’s plenty! Thank you all for being wonderful residents, feel free to reach out with any questions and concerns.
February Update

December Update
Hello everyone!
Here is your park news update for December:
Leaf blowing service available: I believe most of the leaves have fallen and it is now a good time to blow or rake your lot. For those that cannot find the time or would rather be doing something else with their time, we will blow your lot clean for $50. If you are interested, please use the link on the Snowy Owl website to request service.
Berkeley County Electric came out very quickly once they received my request and put street lights on the center poles that run through the park. I have gotten a lot of positive feedback, I’m glad it’s made a big difference while navigating the property in the evening.
The two new homes in the back of the park are 95% complete. I expect them to be 100% complete before the middle of December. I have decided to rent them @ $1,500/month. Please pass that info around to anyone that is interested. Interested parties should use the link on the Snowy Owl website to reach out to me. If any resident is interested in seeing the homes once they are 100% complete, please reach out to me and I’d be happy to give you a tour. They are 2-bedroom, 2-bath and 840 SF, but I think you’ll be surprised at how well they flow and how tricked out they are on the inside.
Last thing: I have been experiencing an ongoing issue with Berkeley County Water & Sewer regarding the monthly water bill. This issue only pertains to the 7 residents that are on town water, not the entire park. Long story short: the monthly bill the last 2 months has come in at 8 TIMES higher than the historical average (8 TIMES!!!). I suspect that there is a problem with the meter, and have been waiting for 5 weeks for them to send out a technician to assist with the problem (I am shocked that I am still waiting for their assistance with this).
They, of course, think there is a leak. If you recall, I did send out an email in October asking residents that have town water service to please check their sinks and toilets and advise if they were experiencing any issues. Since I never heard back, I do not believe that is what is causing this outrageous spike in consumption. However, if Berkeley County Water and Sewer does eventually determine that the meter is not malfunctioning, we will need to inspect every household on town water service to get to the bottom of the problem. More to come one I have more to share.
That’s it for now, and thanks for being great residents of the best small park in South Carolina (ok, that is a very lofty accolade, but that’s my opinion😉)!!

Are short-term rentals or subleasing allowed?
No, subleasing and short-term rentals are not permitted to maintain community stability.
What recreational opportunities are nearby?
With the Diversion Canal connecting Lake Marion and Lake Moultrie, residents enjoy boating, fishing, hiking, and day trips in the Lowcountry.
Is there access to the private boat landing?
Absolutely. All residents may use the private landing and boat ramp for fishing, boating, or relaxing by the water.
Are there any scheduled community events?
Yes, occasionally we schedule events like cookouts, bonfires, and seasonal gatherings to bring residents together throughout the year.
What happens in case of an emergency?
For emergencies affecting utilities, call management immediately. Dial 911 if it’s a life-threatening situation.
Are there approved vendors for home improvements?
Yes. Management can provide a list of trusted local vendors familiar with our community standards.
Who is responsible for home repairs?
We maintain a tenant-owned-home community, meaning all maintenance on homes and lots are required to be handled by the resident. Management is responsible for any mechanical problems with the septic system.
Conditions that do not apply: Clogged or overfilled septic tank.
Conditions that do apply: If there is a problem that you wish to review with management, or if you are experiencing a problem with the septic, please submit a request via the contact form.
Can I have guests stay overnight?
Guests are welcome but must follow park rules. Extended stays should be approved by management.
What are quiet hours in the park?
Quiet hours are from 10:00 PM to 7:00 AM M-F, 10:00 PM to 8:00 AM Saturday and Sunday, respecting everyone’s comfort and rest.
Can residents install fences or decks?
Fences, decks, walls, carports, sheds, etc, are allowed with prior written approval from management to ensure safety and community standards.
