Are short-term rentals or subleasing allowed?
No, subleasing and short-term rentals are not permitted to maintain community stability.
What recreational opportunities are nearby?
With the Diversion Canal connecting Lake Marion and Lake Moultrie, residents enjoy boating, fishing, hiking, and day trips in the Lowcountry.
Is there access to the private boat landing?
Absolutely. All residents may use the private landing and boat ramp for fishing, boating, or relaxing by the water.
Are there any scheduled community events?
Yes, occasionally we schedule events like cookouts, bonfires, and seasonal gatherings to bring residents together throughout the year.
What happens in case of an emergency?
For emergencies affecting utilities, call management immediately. Dial 911 if it’s a life-threatening situation.
Are there approved vendors for home improvements?
Yes. Management can provide a list of trusted local vendors familiar with our community standards.
Who is responsible for home repairs?
We maintain a tenant-owned-home community, meaning all maintenance on homes and lots are required to be handled by the resident. Management is responsible for any mechanical problems with the septic system.
Conditions that do not apply: Clogged or overfilled septic tank.
Conditions that do apply: If there is a problem that you wish to review with management, or if you are experiencing a problem with the septic, please submit a request via the contact form.
Can I have guests stay overnight?
Guests are welcome but must follow park rules. Extended stays should be approved by management.
What are quiet hours in the park?
Quiet hours are from 10:00 PM to 7:00 AM M-F, 10:00 PM to 8:00 AM Saturday and Sunday, respecting everyone’s comfort and rest.
Can residents install fences or decks?
Fences, decks, walls, carports, sheds, etc, are allowed with prior written approval from management to ensure safety and community standards.
